In the case of community swimming pools (copropriétés), French regulations focus on two main aspects: safety and, to a lesser extent, accessibility. Unlike public swimming pools, these facilities are not considered ERP if the use is exclusively for residents, so accessibility obligations are not automatic.

Legal framework and requirements

Mandatory safety devices: gates, alarms, covers or barriers to prevent drowning, as required by national regulations.

Accessibility in co-ownership pools

Although there is no legal obligation of universal accessibility, many communities choose to install solutions that allow the use of the pool to all neighbors, including people with reduced mobility.
