In the case of community swimming pools (copropriétés), French regulations focus on two main aspects: safety and, to a lesser extent, accessibility. Unlike public swimming pools, these facilities are not considered ERP if the use is exclusively for residents, so accessibility obligations are not automatic.
Legal framework and requirements
Mandatory safety devices: gates, alarms, covers or barriers to prevent drowning, as required by national regulations.
- Building and Housing Code (CCH): Regulates permits and prior declarations for construction or alteration works. Consult the regulations here>
- Co-ownership regulations: Determine the decisions at a meeting to carry out improvements or accessibility installations.
Accessibility in co-ownership pools
Although there is no legal obligation of universal accessibility, many communities choose to install solutions that allow the use of the pool to all neighbors, including people with reduced mobility. In case the pool is accessible to the public (e.g. in tourist rentals), the same rules apply as for ERPs.
ACCESS solution: Hydraulic pool lifts for Neighborhood Communities
ACCESS provides hydraulic pool lifts that facilitate access in a safe and autonomous way, without the need for major works or high maintenance costs. This solution enables neighborhood communities to improve the inclusion and comfort of all their residents.
